Free Inspection in Boca Raton
The free inspection covers the tile eave course elevation by elevation, the hips and ridges, the soffits, vents and penetrations, the attic, and the canopy and planting that reach the building, each finding photographed with its location.
Boca Raton is the southern end of Palm Beach County, roughly twenty-six miles from the Clematis Street office and well inside the area covered from it. The phone is answered at any hour and appointments are arranged to suit the household. Book through the contact page or by calling.
A city built in tile, and what that means at the eave
Boca Raton's architectural character is Mediterranean Revival, set by Addison Mizner in the 1920s and carried through decades of later development, and the practical consequence is that almost every roof here is tile.
Barrel and flat concrete tile leave curved openings at the eaves, the hips and the ridges unless a bird stop or a mortar closure is fitted. Those gaps are quarter to half an inch, and a roof rat gets through an opening the size of a quarter. The Department of Energy names bird stopping as one of the measures a tile roof should have, and on a great many houses built from the 1980s through the 2000s nothing was ever fitted, which leaves the first course open along the full edge of the roof.
On larger and older houses the count climbs: complex hip roofs with multiple eave runs and valleys, flat sections behind parapets, decorative vents, chimney and plumbing penetrations, loggias and guest houses. Add the renovation penetrations that accumulate on a house that has been remodeled twice, and a substantial property can have twenty or thirty closure points. That is why an inspection here produces a count rather than a description.
Gated golf communities and architectural review
A large share of the city's housing sits in gated golf and country club communities with architectural review boards, and exterior work needs their approval.
That is where timelines get lost, and it is avoidable. A bird stop is a manufactured metal part, typically 26 gauge galvanized or aluminum and sometimes ventilated with weep holes, available in a finish that matches the fascia, so an application that names the part, the gauge, the finish and the elevations is a straightforward item for a committee. Preparing it alongside the inspection findings is what keeps the job to weeks rather than a season. Trapping and any interior sealing start immediately and do not wait for the board.
Where housing is attached, in villa and townhouse blocks, the roof and ceiling void usually run across the building line, and sealing one unit sends the animals to the next ceiling. The effective scope is the whole building, which is an association decision and usually cheaper per unit than repeated individual service calls. The findings come back as two written lists, one for the owner and one for the association, with photographs and locations. That process is set out under condo and HOA rodent control.
Canal neighborhoods, banyans and year-round pressure
The eastern neighborhoods include canal and waterfront housing, and the city's streets carry some of the heaviest mature canopy in the county, including banyans and dense ficus hedging.
Water edges bring the ground-level species: Norway rats burrow and work around seawalls, dock structures, riprap, drainage outfalls and dense waterside planting, which is a separate problem from roof rats in an attic and needs sealing at the slab line rather than the eave. Identification comes from the droppings and the physical evidence before anything is quoted.
The canopy serves the roof rats. An arboreal animal traveling along branches, wires and palm trunks works about 150 yards from its den, and mature hedging grown above gutter height is a covered road with fruit and insects along it. Yard fruit keeps the population fed through the year, with mango from roughly May into September and citrus from late fall into spring, and there is no winter die-off in this climate. Call volume peaks in the extreme heat of June to September and again in the mild stretch from November to February, which is when the seasonal population is highest.
What We Handle in Boca Raton
Boca Raton work is dominated by tile roofs, with association paperwork on much of it and ground-level work near the water.
- Rodent inspection: the tile course by elevation, hips and ridges, vents, attic, renovation penetrations and canopy.
- Roof rat removal: trapping along the attic top plates, left in place long enough to catch animals that avoid new objects.
- Rodent exclusion: bird stop along the open tile course, mesh behind decorative vents, metal at penetrations.
- Condo and HOA rodent control: architectural review applications and building-line scope for attached housing.
- Attic cleanup: nests, droppings and soaked insulation removed after the roofline is closed.
- Commercial rodent control: documented programs for the city's restaurants, retail and office property.
A Typical Boca Raton Job
The situation: A 1989 two-story house in a gated golf community, barrel tile over a complex hip roof, a flat section behind a parapet above the garage, banyans and royal palms along the rear boundary, and an architectural review board for exterior work. The owner hears running above a second-floor bedroom ceiling in the evening and has found droppings in a laundry cupboard.
What gets done: The inspection counts fourteen points: the eave course open along three elevations at two levels, two broken tiles at a hip, a decorative gable vent with corroded mesh, a parapet penetration where an old satellite cable was run, and an unsealed air conditioning line set at the rear wall. The attic shows a run along the rear top plate with a nest above the laundry cupboard. The cable penetration, the line set and the vent are closed on the first visit, the broken tiles are replaced, traps go on the rear run, and the review application for a bronze-finish bird stop across three elevations is submitted that week with the product sheet. The palms nearest the roof are marked for boot clearance and the banyan limbs for lifting.
How it turns out: Five animals across twelve days. Approval comes back in under a month and the eave closure is fitted at both levels over two days. The nest area is cleaned and treated, and the owner gets the closure count, the photographs and four separate prices rather than one number.
What This Costs in Boca Raton
On a tile house the closure count and the eave length set the price, and the published bands are the reference every line should be readable against.
| Line | National band, HomeGuide 2026 | Florida reference, Angi Tampa data |
|---|---|---|
| Trapping and removal | $250 to $1,200 | avg $1,078 per visit, typical $441 to $1,716 |
| Exclusion including tile eave closure | $500 to $2,500 | $550 to $1,642 |
| Attic cleanup and decontamination | $600 to $2,500 | insulation removal $600 to $1,200 |
| Insulation replacement | $2.50 to $5.50 per sq ft | adds $1,000 to $3,000 |
| Carcass removal | $150 to $500 | quoted with any finish repair |
A large two-story house with a complex hip roof commonly sits above the top of the national exclusion band, for the readable reason that twenty closure points at two levels is several times the work of six at one. That is exactly why the count matters: ask for the eave closure by elevation or by linear foot, ask for trapping, sealing and cleanup as separate lines, and treat a single bundled figure on a tile roof as a number nobody can check. The free inspection produces the count before anything is agreed.

Common Questions in Boca Raton
What Boca Raton callers ask before scheduling work.
Tile roofs
Why is a tile roof more expensive to seal than a shingle roof?
Because the opening is continuous rather than local. A shingle roof needs a handful of individual closures at soffit returns, vents and penetrations. A tile roof has a curved void under every tile in the first course, so the closure runs the full length of the eave on every elevation, plus hips and ridges where gaps exist. On a two-story house that length doubles. It is more material, more ladder work and more time, and it is also the piece of work that ends the problem.
Can I seal the tile openings with mortar instead?
Mortar closure is one of the two recognized approaches and it is used, though a metal bird stop is usually preferred because it can be fitted neatly, removed for roof work and ventilated with weep holes where the assembly needs airflow. Full mortar closure done badly can block the ventilation path under the tile, which matters in this climate. What is never the answer is expanding foam, which rodents chew through and which is visible along the eave.
Communities and water
How long does architectural review usually take?
Weeks rather than months when the application is specific, and that is within your control. Name the part, the gauge, the finish and the elevations, attach the product sheet, and the committee has a simple decision. Vague submissions describing sealing work are the ones that come back with questions. The contractor prepares that paperwork with the inspection findings here, and the trapping starts immediately so the animals are being handled while the board reads it.
We back onto a canal. Does that change the job?
It adds a ground-level front. Seawalls, dock structures, riprap, outfalls and dense waterside planting are Norway rat habitat, a burrowing species that works at grade, while the attic animals are roof rats arriving through the canopy. Both can be present with separate entry points. The inspection covers the slab line, the hose bibs, the utility penetrations and the planting as well as the roof, and the two halves are priced as separate lines.
